Property Standards

A structured approach to property readiness.

Property readiness and relevant documentation form part of the Lingard Shaw onboarding process. The areas below outline what is typically considered before a property progresses and how the position is maintained afterwards.

  1. 01

    Property condition

Properties are reviewed for general condition, repair and suitability for the intended use before progression. Any works identified are agreed with the owner in advance.

  2. 02

    Gas safety documentation

Where gas appliances are present, current gas safety documentation is expected as part of onboarding and kept under review for the duration of the arrangement.

  3. 03

    Electrical safety documentation

Electrical installation condition reporting and associated remedial records form part of the documentation reviewed at onboarding.

  4. 04

    Fire and alarm requirements

Detection, alarm provision and fire-related measures are considered according to property type, layout and intended occupancy.

  5. 05

    Energy Performance Certificates

A valid EPC is expected, with its rating and expiry recorded so that renewal is not overlooked.

  6. 06

    Property licensing where applicable

Where a property falls within a licensing scheme, licensing status is established before progression and recorded against the property.

  7. 07

    Inspection and access arrangements

Inspection frequency, access notice and the practicalities of entry are agreed in advance so expectations are clear on both sides.

  8. 08

    Maintenance responsibilities

Responsibility for repairs, planned maintenance and reactive works is established according to the property, the agreement and applicable requirements.

  9. 09

    Documentation and record keeping

Certificates, inventories, correspondence and property records are maintained in a consistent format so the position on any property can be established quickly.
